An exterior staircase and upstairs kitchen was added at Casa Susana in order to provide flexible use living in this comfortable home at the marina: The house can be enjoyed as a three bedroom, 3 bath home - or - the upstairs may be closed off from the lower floor so that it can be used or rented out as a separate living space. This property may be subject to a 1031 exchange. Casa Susana is a three bedroom, three bath home that was designed to also function as a duplex (2 bdrm 2 ba main level & 1 bdrm 1 ba marina-view apartment.) The house has been well maintained and regularly update/upgraded. NOTES: A second electric meter was installed so that metering for the main house and the apt can be separated if desired. New metal door to the pool pump room was installed in spring of 2017. Upstairs palapa overlooking the marina was built in Nov 2015, as was the small upstairs kitchen. Grill area counter was re-surfaced & stone backsplash added in 2016; gas grill is old style however it functions very well; new gas lines and burners put in 2017. Electrical outlets and switches (all except upstairs bedroom) have been replaced in 2016/17. Original water tank on top of house (up the ladder from the atrium) has been vacated in order to upgrade water delivery to the house from the old gravity-feed system to a new tank with electric pump. House is on city sewer. Sink faucets have been replaced every three years, shower valves replaces as needed (new one put in upstairs bath 2017). Washer was new in Dec 2016, dryer works well. New A/C units have been installed in all three bedrooms over the past two years (upper bedroom unit new as of Sept 2017.) The wall at the foot of the pool delineated the property line on the marina side (terrace beyond it & the stairway down to marina parking area in on what was the zone federal before the marina was built. That property, from our wall at the end of the pool toward the marina, up to the parking lot, may be purchased from the gov't by the owner of our property, if so desired. Note that the owners 2 house from us to the east (you can see this from our upstairs palapa) has done this and thereby made a much larger pool area with large palapa beside the pool. One should consult with an attorney for current cost to buy it, the last one we heard was USD $30,000 but that was when the exchange rate was less than now. Casa Susana was built by well-known local developer (CRAGSA), Carlos Gonzales of Bucerias, who also built La Puntilla in La Cruz and Condos Azul on Bucerias beachfront, to name a few. This home is being sold as-is, and with all systems in good working order. UPON SELLING: Any screens, if faulty, will be replaced before closing. With a full price offer, owner will pay for new kitchen counter top, if buyer wishes to have existing ones replaced.
