What Not to Overlook on a Final Walk-through

It’s guaranteed to be hectic right before closing, but you should always make time for a final walk­through. Your goal is to make sure that your home is in the same condition you expected it would be. Ideally, the sellers already have moved out. This is your last chance to check that appliances are in working condition and that agreed­upon repairs have been made. Here’s a detailed list of what not to overlook for on your final walk­through.

Esta garantizado estar ajetreado justo antes del cierre, pero siempre deja tiempo para hacer un recorrido final. Tu meta es asegurar que tu casa esta en la misma condición en la que la esperas. Idealmente, los vendedores ya se mudaron. Esta es tu última oportunidad de revisar que los electrodomésticos estén funcionando y que todos los arreglos acordados se han realizado. Aquí hay una lista detallada de lo que no se debe pasar por alto en tu recorrido final

Make sure that:
Revisa qué:

  • Repairs you’ve requested have been made.
  • Las reparaciones que pediste se han realizado.
  • There are no major changes to the property since you last viewed it.
  • No hay grandes cambios en la propiedad desde la última ves que la viste.
  • All items that were included in the sale price — draperies, lighting fixtures, etc. — are still there.
  • Todos los artículos que estaban incluidos en el precio de venta -cortinas, luminarias, etc. – siguen ahí.
  • Screens and storm windows are in place or stored.
  • Los mosquiteros y contraventanas estan instalados o guardados.
  • All appliances are operating, such as the dishwasher, washer and dryer, oven, etc.
  • Todos los electrodomésticos están funcionando, como la lavaplatos, lavadora, secadora, horno, etc.
  • Water heater is working.
  • El calentador de agua esta funcionando.
  • Air conditioning system is working
  • El sistema de aire acondicionado esta funcionando.
  • All personal items of the sellers and all debris have been removed.
  • Todos los artículos personales de lo vendedores y todos los escombros se han removido.
